How we build the
Facility Ledger

Every community gets one honest score, built from public records and open reviews, computed by fixed rules you can trace. No opinions. No pay-to-rank.

A ledger, not a leaderboard

Most senior housing sites rank communities by who pays for placement. We don't. The Senior Housing Ledger scores each community on its own merits against fixed standards, so a 72 in one town means the same thing as a 72 in another. Nobody can buy a better number.

Our method is simple: we gather the data, quantify it with deterministic rules, and let the math tell the story. AI comes in only at the end, to read the qualitative details and summarize them in plain language. It never decides the score.

Six categories, drawn from public records

Each community's profile is assembled from six kinds of public information. Every category is scored on its own, then blended into a single 0-100 number. Not evenly: each carries its own weight, tuned to how much it truly reflects the quality of care.

Regulatory record
How the state's inspectors rate the community on health and safety, and how the community responds to what they find. It comes straight from the public file, like this actual fire inspection for Brookdale Yakima, read and scored with nothing added or removed.
Customer reviews
What families and residents actually say. We pull ratings from many independent review sites, not just one, so no single source or handful of loud outliers can tilt the picture. The more reviews we gather, the closer the score settles on the truth.
Operator track record
How well the company that runs the community performs, judged across every community it operates, not just this one.
Location factors
How close the community sits to the things seniors depend on, like hospitals, pharmacies, grocery stores, and parks.
Property quality
The condition and value of the building itself, compared with other properties in the same county.
Ownership structure
Who owns the community, what kind of organization they are, and whether they are rooted locally or run from far away.

How the score is built

Collect
We gather public records and open reviews for each community and standardize them into a common format.

Score each category
A rule-based calculator turns each category's data into a sub-score. The same inputs always produce the same result.

Roll up the operator
An operator's results are combined across all the communities it runs, so its broader track record informs each individual community.

Combine
The six category scores are merged into one weighted 0-100 composite.

Explain
An AI layer writes a readable summary of the result — describing scores already computed, never setting them.

Built to be trusted, and to be compared

Every stage is engineered to keep opinion and commercial interest out of the number. Collection, aggregation, calculation, and summary are each as neutral as we can make them.

Unbiased at the source
We draw only from public records and many independent review platforms, never a single feed we could tilt. What goes in is what the public record already says.

Quantification is deterministic: the same inputs produce the same score, every time. No thumb on the scale, no editorial judgment, and no way to pay for a better number.

Comparable everywhere
Scores are absolute, judged against fixed standards rather than the local average. A 78 in one town means exactly what a 78 means in the next, so you can line communities up side by side and trust the order.

Gaps don't punish
When a category has no data, we don't score it as a zero. Its weight is shared across the categories we do have, so a community is never penalized for a missing record.

The language model only reads the qualitative details and puts them in plain English. Every number traces back to a public record and a published rule.

Every score keeps its complete breakdown: each sub-score, the weight applied, and the reason. Any rating can be explained, and checked, after the fact.
